Yellowbrick Urban purchased this covered land site in June 2021. Located in the McFerrin Park neighborhood of East Nashville, the site is perfectly situated along the rapidly redeveloping Dickerson Pike corridor, a half-block from a frequent transit line providing 5-minute access to downtown Nashville, at the gateway to the $1.2 billion Oracle campus currently under construction in River North.

This strategic location offers a compelling opportunity to employ our triple bottom line development ethos. Community plans support redevelopment into higher-intensity residential uses within three stories. Yellowbrick Urban intends to entitle the site to support redevelopment appropriate to its place in the neighborhood.

The existing uniplex provides a housing option attainable to working class Nashvillians — current tenants work for a local nonprofit on the frontlines of Nashville’s homelessness crisis.

Future redevelopment will fit into the xSection template, which leverages the value earned from entitlements processes to create financially-viable, socially- and environmentally-sustainable projects that feature a focus on:

  • subsidy-free affordability

  • diverse housing typologies

  • transit- and micromobility-orientation

  • public space + infrastructure improvements
